During the conversion of a Grade II Listed tobacco factory into a contemporary apartment block, significantly improved thermal performance and exceptional fire protection were essential. With space at a premium and the maximisation of sellable floorspace vital to the project's success, insulation specialist Celotex demonstrated its Celotex FR5000 could achieve better U-values and exceptional fire performance in a thinner solution - with an insulation thickness of just 50mm.
The site of the former Imperial Tobacco headquarters in Bristol, Lakeshore has been transformed into one of the South West's most prestigious developments. The £50 million mixed-use scheme was delivered by regeneration specialists Urban Splash to provide 2,500m2 of commercial space and more than 400 high-end apartments. To meet the client's strict requirements - for thermal and fire performance - architects Ferguson Mann specified 3,000m2 of Celotex FR5000.
Celotex FR5000 is the company's premium performance PIR solution. As well as an exceptional lambda value of 0.021 W/mK and Class O fire rating, FR5000 features Celotex IQ to deliver super low emissivity values for applications with an air space - achieving up to 65% better emissivity performance than typical PIR. Supported by third party validation from the British Board of Agrement and an A+ BRE Green Guide rating, FR5000 offers ‘best in class' performance - delivering an exceptional thermal performance which is over 100% more thermally efficient than many mineral fibre products and up to 10% better than typical PIR.
As safety within residential buildings is a priority, Celotex FR5000, with its Class O fire performance throughout the entire product, once again proved the most suitable choice for Lakeshore. With excellent fire protection, as well as outstanding sustainability performance, Celotex FR5000 is the first PIR insulation on the market to offer such a wide range of impressive credentials.
Offering consistent lambda performance and enhanced moisture resistance throughout the range, as well as the fact the boards are lightweight and easy to handle and cut to shape on site, the Celotex FR5000 boards proved the simple specification solution. With such a large scale project, ease and speed of installation was essential to specialist drylining and plastering contractors Measom. Appointed to fit the insulation, the company also delivered the comprehensive drywall application throughout the entire development.
Purchased by Urban Splash in 2005, the project extends over 4.5 hectares and has been redeveloped in partnership with the Homes and Communities Agency. Now complete, the prestigious development will play as important a role in the city's future, as the tobacco factory played in its past.
